Homeowners insurance can help with damage to your heating, ventilation and air conditioning (HVAC) system if it’s caused by a sudden event that’s covered by your policy. It typically doesn’t cover problems caused by normal wear and tear or age. Whether your home insurance will cover your air conditioner and other parts of your HVAC system depends on your policy and the circumstances of your claim.

When homeowners insurance may cover HVAC damage

Home insurance may cover HVAC damage if it’s due to:

  • Fire 
  • Wind or hail 
  • Falling objects 
  • Theft or vandalism affecting outdoor or removable HVAC components 
  • Sudden plumbing leaks or water damage affecting HVAC 
  • Electrical surge or lightning-related system damage 
  • Damage caused by frozen pipes or severe cold

Most claims for HVAC damage fall under either the dwelling coverage or personal property coverage in your homeowners insurance policy. Even when damage is covered, repair costs may fall below your policy deductible.

Dwelling coverage may apply if your built-in HVAC system or permanently installed mini-split was damaged by a sudden event that your policy covers because the system is considered part of the home’s structure.

Personal property coverage may apply if your removable AC window unit is stolen in a burglary or damaged by a covered event.

When homeowners insurance may not cover HVAC damage

Home insurance typically does not cover HVAC damage if it’s due to:

  • Wear and tear or age  
  • Neglect or poor maintenance  
  • Flood damage (separate flood insurance may be available) 
  • Mechanical breakdown*  

* Mechanical breakdowns due to internal failure typically are not covered, but sudden damage caused by a covered event, such as a lightning strike or power surge, may be. Adding optional equipment breakdown coverage to your policy can also help cover certain sudden mechanical or electrical failures affecting home systems, including HVACs.

Are window or portable AC units covered by home insurance?

Removable AC units may be covered under personal property coverage if they’re stolen or damaged in a covered event, such as a burglary or hailstorm.

How to help protect your HVAC system

Routine maintenance and upkeep can help reduce the risk of sudden HVAC problems and may help you avoid costly repairs. Consider these steps:

  • Schedule regular inspections or servicing for your heating and cooling systems  
  • Replace air filters as recommended by the manufacturer  
  • Keep outdoor units clear of debris, leaves and snow  
  • Address unusual noises, odors or performance issues quickly  
  • Maintain electrical systems and wiring that support HVAC equipment
